Old hospital to become eco development

The former Graylingwell hospital site in Chichester is set to become one of the country’s most environmentally friendly communities as plans are announced to create a ‘net zero carbon’ development. Owner of the site, English Partnerships has named Galliford Try and Affinity Sutton as joint preferred developers to transform the area to provide up to 800 new homes along with community facilities.

Jodee Katalanos, senior regeneration manager for English Partnerships said: “This is a unique opportunity to create an exciting flagship scheme, which will lead the way for developments in the South East with proposals to develop net zero carbon, mixed-use, sustainable new communities.

“English Partnerships undertook extensive consultation with the District Council before marketing to ensure the perfect brief was created and the right developer selected who will work with English Partnerships, the local authority and existing residents to enhance and reflect Chichester’s creative community and protect the historic fabric of the site. We aim to conclude legal negotiations soon and begin public consultation in the New Year.”

The 36ha site could provide up to 800 homes of which 40 per cent will be affordable, including both social rented and shared ownership, helping to meet local housing needs. The developers will also renovate and preserve key existing former hospital buildings including a Grade II Listed farmhouse and a chapel dating from around 1890, along with retaining many of the existing landscapes and mature specimen trees. Plans for the site also include 4645 sq m of commercial and community facilities, including a theatre, artists’ studio, gallery, offices and a restaurant.

A detailed planning application is to be submitted during the summer of 2008 and, from the outset, Galliford Try, Affinity Sutton and English Partnerships will liaise with local politicians, residents, and key stakeholders.
